Services Mezzanine Floor FAQ’s
Making the decision to have a mezzanine floor installed is a big business decision. Once you have asked the necessary business questions and concluded that a mezzanine is the best solution for your storage or space improvements there are always other questions that need to be addressed. We have listed some of our most common questions, which we hope will help you to confirm that a mezzanine floor is in fact, the best solution for your current issues.
Yes! By undertaking a site survey the project team can discuss the finer details such as staircase quantities, fire rating, loading requirements, walkways and protected escape routes. By undertaking a site survey it allows us to produce the most efficient design for your project. Our site surveys are free of charge and we will walk you through the steps necessary to ensure you get the best solution for your needs.
Building regulations are another must for all mezzanine floor builds. Our package includes all required calculations and specifications to support your application. As standard practice, we submit these documents on your behalf.
This application process is usually carried out by STS Storage Systems on your behalf unless specified otherwise by the client (this usually only occurs when a client has architect representation or we are working under a main contractor)
This can certainly save time. We will carry out the design, drawings and initial survey needed for submission to Building Control on your behalf. In this instance we request a purchase order for this element to cover our costs should you not wish to proceed.
Technically it can but we would generally urge clients against this. Whilst we will cover off the salient aspects of the design, the building inspector can request amendments or additions which can add costs (payable by client), as the floor will already have started the manufacturing process.

Generally not, but we do advise speaking to your local authority or landlord, in case there may be covenants or specific legislation to your premises relating to mezzanine builds.
Generally not in industrial premises, but that is not always the case with retail mezzanine floors. Some time ago the Government brought in legislation to try and control retail space in out of town developments stating that planning permission is required for floors greater than 200m2. It is possible however, to add multiple floors less than 200m2 without having to gain planning permission. It is worth noting on this topic that Building Regulations do not limit the size / shape of new mezzanine floors. We would recommend employing our services as soon as possible as we have helped many retail clients over the years.
This can be quite misleading to say that it will not as it is a “temporary structure”, the reality however is that you will be able to argue a reduction in business rates and the outcome has many variables and can vary from council to council.
This refers to offering fire protection/dedicated routes to the mezzanine / fire escape in one or more forms should a fire break out. There are many factors effecting this such as floor use, travel distance, number of tiers. All meaning fire rating, additional staircases and protected staircase tunnels may be needed. Each floor merits its own needs and as such needs to be looked at in detail.
When a mezzanine floor is used for storage purposes disability access is not necessarily required. If the mezzanine is to be used as an office, production area, canteen or any other solution where access by all employees is required then disability access will usually be required depending on the design and layout of your building. All issues of disability access are covered in the Building Regulations part M.
For staircases to comply with Building Regulations part M for disabled access they must be 1200mm wide, 170mm maximum rise and they must have a mid-landing every 12 steps.
You should inform your Landlord of any proposed changes, if only to ensure you comply with the terms and conditions of your lease. Ideally you should send copies of the mezzanine design and drawings to the landlord and inform them of Building Regulations approval.
During installation we will always do our best to ensure there is minimal disruption to your business. For health and safety reasons the area where the installation will be taking place will be cordoned off to avoid any potential risks and ensure compliance with CDM and working at height regulations.
The area will need to be as clear as possible for our installation team and unrestricted access will be necessary. A safe working environment for your employees will be created so your workflow has minimal interruption.
Of course! Changes to the design can be made up to the point of order as we understand that requirements do change and it is essential to create the right solution for your business needs long term.
Costs that should be taken into account with a project like this include: fire and smoke detectors, lighting, fire protection, partitioning, heating/cooling and shelving.
Based on your requirements we can discuss if a multi-tier mezzanine floor would be a suitable solution. The number of tiers will depend on the height of your building and floor slab capability.
A risk assessment and method statement is completed for each and every project prior to commencement of works.
